Canonical URL: https://density.io/resources/density-vs-eptura # Density vs. Eptura: choosing what belongs on a real estate shortlist Put Density on your shortlist when the immediate question is how people actually use your buildings. Its sensors supply physical occupancy measurements, Atlas shows building and floor use, and Instant lets teams ask questions about their spaces. That is a specific starting point for a corporate real estate team deciding what to measure before changing its portfolio. Eptura covers a broader set of workplace and property-management jobs. Compare the proposed products and work involved, rather than treating the Eptura name as one occupancy sensor or assuming every capability comes in one purchase. ## Specify the property-management work For lease administration, [Archibus's Leases module](https://help.archibus.com/user_en_v2024.01/Subsystems/webc/Content/ls_results/lease_cloud_module.htm) documents lease records, renewal and option alerts, recurring costs and reports. That documentation is for version 2024.01; confirm the current module and entitlement in the proposal. A team procuring those workflows should evaluate them explicitly rather than expecting an occupancy chart to perform the same job. Eptura also supports sensor-based occupancy. Its [occupancy-sensor page](https://eptura.com/our-platform/space-planning-software/occupancy-sensors/) describes partner sensors, utilization trends and occupancy status. Ask which sensors and integrations the proposal includes. Calling Eptura booking-only would leave out a documented part of its offering. ## Start the measurement proposal with the spaces Density offers a defined choice of physical measurements. Its [workplace sensor guidance](https://support.density.io/hc/en-us/articles/37761559048987-Waffle-in-the-Workplace) distinguishes Waffle's small-space presence and capped counts from Open Area headcounts and Entry's entrance-and-exit measurement. Waffle's three-plus category can distinguish group use from individual use; it cannot supply an exact larger headcount. [Atlas](https://density.io/atlas) provides building and floor views, operating-hour settings and downloadable charts and data. [Instant](https://density.io/instant) demonstrates questions about desk use, room use and differences between sites. Bring those actual questions to the demonstration, with the spaces and reporting periods they concern. ## A shortlist for a renewal decision Consider a hypothetical company approaching a lease option date. It already has a trusted lease register, but does not know whether its busiest days would fit on fewer floors. The immediate purchase is evidence about physical demand. Density belongs on that shortlist because its proposed sensors and reporting can be evaluated against the spaces in question. If the same company also lacks reliable renewal alerts, lease documents and recurring-cost records, its buying scope is larger. Archibus's documented lease functions address those administrative jobs. The team should specify both needs rather than compare a sensor deployment with an entire property-management program as though they were the same purchase. Have each proposal separate three deliverables: physical measurement, workplace analysis and any property-administration work. Identify the product and owner for each. Density’s [Atlas overview](https://density.io/resources/atlas-roi) describes a SerraView connection that updates space names and capacities. Ask which connections and fields are included in the proposed deployment. Confirm lease-record and cost-data transfers separately. Keep the [space test and cash consequences](https://density.io/resources/occupancy-lease-consolidation-business-case) together when deciding whether to proceed. Use the [building-comparison guide](https://density.io/resources/compare-buildings-hours-time-zones) to align the observation periods. Neither an occupancy result nor a software purchase establishes that a lease obligation can change. For a shortlist centered on measured workplace demand, begin with Density.
