From The Founder The biggest levers of decarbonization can actually be inferred using recognizable design patterns, and extracted with a few simple questions. This is the key to unlocking scalable decarbonization planning to meet the demands of a zero carbon economy. As an energy auditor, Christopher Naismith was hired by building owners to find efficiency improvements. Collecting onsite building information was a critical part of the job, but more often than not, busy operators would forget key design details during short site tours. So, he tried a new tactic: starting with interviews before the tour. Bringing just a blank sheet of paper, he would meet with operators over coffee. Together, they would sketch a design schematic of the building and its carbon-emitting systems, which were then verified during the tour.It was a major unlock. By simply focusing on the major systems and operating conditions that most materially drive building performance, Christopher created an approach that was faster, simpler and ultimately helped secure more capital for decarbonization.Christopher NaismithCEO & FounderThe Road AheadWhere do we go from here?Decarbonization planning is increasingly a table stakes activity. In response to institutional investor demands and new building performance standards, industry leaders have already:Established ongoing carbon accountingSet targets, across their portfolio or specific fundsBegun annual reporting and disclosuresIntegrated ESG into due diligenceIncorporated low carbon design into new developmentsImplemented the obvious, low-hanging fruit, like LED lightingHere’s the problem: even after all of that, they are still a far ways off from achieving their net zero targets.Which begs the question… “Now what?” is where decarbonization planning comes in.To achieve your net zero goals, you will need to:01Identify the applicable projects at every building02Quantifythe impact & cost of those projects03Assembleportfolio-level & property-level roadmaps04Justifythe investment with a strong business case05Refreshannually with every capital planning cycleReal estate leaders who can do this successfully will be way ahead of the competition. At Audette, we are privileged to work with the trailblazers who are thinking ahead to where the market will be - not just next year, but 5, 10, 15 years down the line. By connecting decarbonization to value creation, value protection, and risk mitigation, we enable them to realize their visions.CURRENT STATE OF AFFAIRSWhy is decarbonization planning so hard to do?Let’s face it - this work is complex and there’s no getting around it. There are multiple reasons even the leading ESG teams struggle when it comes to building decarbonization plans.01Poor property-level dataThe lack of reliable property-level data blocks you from doing the preliminary analysis needed to inform your portfolio-wide strategy.02High stakes Given the capital-intensive nature of retrofits, decarbonization is a big-ticket item. It’s expensive - so expensive that you can’t afford to get wrong.03Technical expertiseWithout in-house building scientists, it is hard to know that you’ve gotten it “right” and, more often than not, have to work with a third party to access this expertise.04Stakeholder buy-inSecuring capital for decarbonization is a team sport. To successfully align your stakeholders, you’ll need to come prepared with a defensible, data-driven business case.05Inadequate tools Buyers are forced to compromise on either actionability or scalability. Energy audits are actionable but don’t scale, and without building science expertise, software solutions are scalable but not actionable.SQAURE PEG in a ROUND HOLEEnergy audits: Yesterday's solution to yesterday's problemFor lack of better alternatives, real estate owners and investors are primarily relying on onsite energy audits to guide their decarbonization planning. But, energy audits were never intended for decarbonization planning. We know this as a team of former energy service providers who delivered ASHRAE 1/2/3s, net zero feasibility studies, re-commissioning studies, retrofit designs and more.Audits are intended to inform project implementation and design at an individual building that you have already prioritized for investment. At a price tag of $20,000-$60,000 per building and taking an average of 3 months to complete, they are not designed to analyze hundreds or thousands of buildings at a time, nor are they intended to build programmatic decarbonization strategies at s --- ### Page: https://www.audette.io/resources Title: Resources | Audette Language: en Canonical URL: https://www.audette.io/resources ## Headings Structure: H1: Resources to assist inyour decarbonization journey H3: What is Decarbonization Planning? GRESB also accepts Audette Validated plans as fulfilling its technical building assessment requirements, and customers earn GRESB points for every year that their properties are on Audette. How is that priced? The due diligence offering is priced at a flat fee of $3,000 per property under diligence. If the property is acquired, the subscription fee for its first year on Audette (which includes support for capital planning) is waived.Delivery includes: (1) a delivery call with advisory support to modify capital plan given your investment strategy, (2) access to Audette’s AI-powered modeling platform, (3) unlimited seats in order to grant access across your team or share with JV partners, investors, etc.If you are new to Audette and only purchasing the due diligence offering, there is a one-time setup fee of $4,500, which goes towards: (a) a proof-of-value demonstration, in which we “dry run” Audette on a recent transaction and review the outputs with your Acquisitions team, and (b) implementation work with your Acquisitions team to align data handoffs, workflows and turnaround time requirements. If you are an Audette customer already, we waive the $4,500 setup fee and work with your Acquisitions team to go through the same steps for implementation. What is the difference between Audette Indicative and Audette Validated? Indicative represents Audette’s starting level of analysis, used to analyze whole portfolios or funds (dozens or hundreds of assets) using just a simple property list. Customers use Audette Indicative to develop an actionable portfolio decarbonization strategy, by:Quantifying total carbon reduction potential, cost and savings, inclusive of BPS fine impactsSurfacing the top programmatic interventionsFlagging the top priority assets to take into asset-level planning, using highly targeted prioritization criteria (e.g., carbon reduction potential per incremental dollar of capex)Equipping customers to build out thematic playbooks by property type, geography, BPS exposure and moreValidated is Audette’s highest level of analysis, used to build detailed audit-comparable asset-level capital plans. For properties taken to Validated, Audette originates projects at an individual building and quantifies the corresponding costs and savings. In order to realize the maximum financial benefit from decarbonization, Audette’s building science team also conducts a property-specific research deep dive on the available incentives, rebates, tax benefits and revenue-generating measures (e.g., demand response).Audette’s Validated plans represent a new standard of quality for desktop studies. Customers use Audette’s Validated plans for capital planning and in acquisitions underwriting for due diligence. Our paid pilots standardly include a side-by-side technical comparison of our Validated plans against energy audits conducted at the same site. Across 45+ comparative evaluations to date (against 15+ unique auditors), Audette enjoys a pass rate of 100%.In addition, GRESB accepts Audette’s Validated plans as a desktop alternative to onsite studies for fulfilling its technical building assessment requirements (indicator RA2). And unlike static onsite audits subject to a 3-year expiry cliff, customers earn GRESB points for every year that their properties are on Audette Validated - this is because Audette works with customers to keep plans evergreen by refreshing --- ### Page: https://www.audette.io/campaign/2025imnsummer Title: Audette | 2025 IMN Summer offer Language: en Canonical URL: https://www.audette.io/campaign/2025imnsummer ## Headings Structure: H1: Decarb at a 10% IRR or your money back 💸 H2: We’ll build you an asset transition plan that clears a 10% IRR - or your money back H2: Ready to learn more H2: Frequently asked questions ## Main Content: Decarb at a 10% IRR or your money back 💸Offer exclusive to attendees of IMN and expires on Friday, July 25th. Monthly news & insights on decarbonizing the built environmentChristopher Naismith CEO & FounderPublishedAugust 6, 2024 A few weeks ago, I had the pleasure of attending IMN’s Decarbonizing Real Estate Forum. Some of my personal highlights included moderating a panel with top sustainability leaders focused on taking decarbonization from talk to action, as well as the special dinner we hosted with 30 sustainability leaders who are leading the decarbonization charge at their respective organizations. Most notably, I felt a distinct shift at this conference. The consensus was resounding: sustainability is no longer perceived as a cost center. It is now widely acknowledged as a key driver and protector of asset value. As such, it has graduated in status from a nice-to-have, check-the-box activity to necessary table stakes to attract investors and compete in capital markets. It’s incredibly motivating to see people from all backgrounds work together and recognize that decarbonization has now become a core imperative — and it will only play a bigger role going forward.Repositioning decarbonization using the language of investorsThe sustainability community at large has struggled to position decarbonization efforts successfully. We can often find ourselves getting lost in the macro, talking about the broader climate imperative, or getting too mired in the micro, focusing on the economics of individual projects. In both cases, we end up missing the thread of what truly matters to the key decision-makers who need to buy into decarbonization. At IMN, we saw the two distinct worlds of sustainability and investment converging. We listened to panel after panel reaffirm a shared understanding and acceptance that decarbonization does meaningfully impact asset values by improving NOI and facilitating cap rate compression. (As an aside, companies that fail to decarbonize are expected to risk up to 20% in economic profit, on average, by 2030.)All of this points to the need to start deploying meaningful capital against decarbonization, but in order to do that, asset managers first need to map out which projects should get prioritized, the impact of those projects on carbon and financial performance, and, of course, what timetable they should take place on. And that’s not as easy as it sounds — according to CBRE, only 36% of companies have strategies in place to meet their carbon-reduction goals. The missing ingredient? Actionable, investable asset-level transition plans that ladder back up to portfolio-level goals so that real estate managers can be confident they are on-track to achieving their targets. That’s exactly what we are focused on at Audette, and I have never felt more motivated or committed to ensuring we can make decarbonization planning easier, faster, and widely available to the entire industry. Now is the time, in the face of increasing carbon regulation and shifting market sentiment, to unlock decarbonization at scale. From reporting to actionReporting was a hot topic in our final closed-door session — right now, it eats too much budget and time. We’re sinking preciously scarce time and resources in the wrong places. Echoing the same sentiment, the opening panel of the conference was aptly named “Less Reporting, More Reduction.”It is time to rethink reporting for reporting’s sake. Instead, real estate investment managers should apply the same critical lens to reporting as with any other investment. What truly matters to your particular clients and investors? By focusing on only the big-ticket reporting items that deliver material value, transparency, and trust, and reprioritizing resources towards active decarbonization efforts, you can balance meeting the needs of investors while also continuously moving the needle on action.Innovation is more important now than ever to accelerate the pace of decarbonizationUnderstanding protein folding is essential to medicine and combating disease, and it was one of the biggest problems in biology — until Google’s AlphaFold AI predicted the 3-D structure of almost every known protein (about 200 million in total). In the 2000s, a Wall Street trader wanted to reduce the time it took for data to travel between Chicago and New York. The result? A one-inch long cable that cut 3 milliseconds off the previous route of lowest latency, according to Forbes, and cost $300 million. In other industries, from finance to tech to EVs, the scale of our ambition matches the scale of the problem. But that’s not happening with decarbonization in real estate. We need to change that. Real estate accounts for 40% of carbon emissions. But our building stock is old (the average commercial building is 44 years old), and a lot of the mechanical systems used are relatively straightforward. We’re not facing an unsolvable tech problem. While the problem is big (5.9 million commercial buildings alone contained 97 billion square feet as of 2018), it’s not as complex as we’re making it out to be. --- ### Page: https://www.audette.io/newsletter/decarbonization-as-a-value-driver-not-a-cost-center Title: How Galvanize Built a Fund Where Decarbonization Drives Returns Meta Description: Discover how Galvanize Real Estate embeds decarbonization into every investment decision—without relying on green finance or policy bets. Monthly news & insights on decarbonizing the built environmentChristopher Naismith CEO & FounderPublishedMay 1, 2025 Most real estate funds treat decarbonization as a side conversation—a cost center to factor in after a deal is closed. Galvanize is doing things differently.Joe Sumberg and Nicolette Jaze have built a fund where decarbonization is integrated from the start, as part of the value-add.In our latest webinar, we explored how they’re structuring deals, planning CapEx, and aligning teams to execute without relying on speculative premiums or complex financing. Their model doesn’t rely on green bonds or C-PACE; rather, it’s built on fundamentals: lowering operating costs, increasing resilience, and protecting long-term market value. Here’s what stood out to me in our conversation:Every asset they acquire is screened early using tools built by Galvanize’s in-house science team. Value-accretive decarb potential is gauged before an LOI ever goes out.Financial incentives are tied directly to carbon performance. Miss the decarb goals? Carry is off the table.Only profitable projects move forward. Nothing is modeled on future regulations or anticipated market shifts. One thing that became clear in the conversation is that this isn’t a sustainability initiative riding alongside the investment strategy; it is the strategy. Every decision—acquisition, underwriting, capital planning—is made through a decarb lens. This approach gives Galvanize a real advantage in today’s market. Older, inefficient assets with deferred maintenance are everywhere. Instead of seeing them as problems, Galvanize sees a field of opportunity. The more inefficiencies they can fix early—controls, envelope, mechanicals—the more immediate upside they can generate without depending on a buyer who cares about carbon.By focusing on operational improvements first, they’re creating assets that outperform in traditional metrics (cost, resiliency, leasing) and happen to be lower-carbon as a result. That’s a critical distinction. It also explains why their acquisition strategy isn’t dependent on policies catching up, as the upgrade investments pencil out today. If you’re looking for a real-world example of what it takes to prioritize decarbonization across the investment lifecycle, this is it.👉 [Watch the full conversation here]Q&A Highlights:Q: Are you leveraging green finance to fund the retrofits at all? If so, which ones are most effective for your model? Joe: No. We have a conservative view of finance and debt capital structures, which leads us to use asset-level mortgages. Lenders typically appreciate the capital that we are spending to decrease opex and increase resiliency, which can result in better overall terms. But we have not used C-Pace financing or green bonds as examples of green finance.Q: How do you approach underwriting capex plans/reserves at acquisition, given the focus on decarbonization? Do you have a typical hold period? Joe: We have proprietary tools that we built over the course of the last few years that help the team identify, analyze, and underwrite sustainability initiatives. It is critical that these are contemplated and budgeted before IC approves the deal, well in advance of the acquisition. In our experience, the money needs to be budgeted and accounted for from day zero in order to accomplish our aggressive goals of profitable decarb.Q: When you cite alignment of all “participants” in a transaction, who are you referring to (e.g., tenants)? And how do you do this? Nicolette: Rather than leaving sustainability execution to the sustainability professional to apply retroactively, alignment across the investment lifecycle, tied to long-term incentives, ensures that sustainability considerations are integrated from the start by all stakeholders. For instance, an acquisitions person will only source deals that have both strong real estate fundamentals and decarb potential, which leads to underwriting that has sustainability programs baked in, which means that the asset manager has capex to execute on sustainability, which means that the sustainability program is tee'd up for success from the start. We do this by using proprietary tools that have been built by our in-house scientists to gauge decarb potential early and upfront.Joe: By tying our long-term economic incentives to the Galvanize Real Estate team, profitable decarbonization becomes a foundational element of how we source, execute, track, and report. We believe that it is powerful to align the incentives of the CIO, Portfolio Manager, Acquisitions Team, Asset Management Team, Head of Sustainability, and the senior participants of the overall Galvanize firm. This is what it looks like when decarbonization is built into the business model, not bolted on.If your team is working through similar challenges—or trying to figure out how to budget and align around decarb from day one—let’s talk.Until next time,—Christopher‍ NewsletterMay 1, 2025Decarbonizatio --- ### Page: https://www.audette.io/newsletter/decarbonization-insights-for-multifamily-properties Title: Decarbonization Insights for Multifamily Properties | Audette Meta Description: Key insights from our webinar on green leases, data collection, and ROI strategies to future-proof multifamily properties through decarbonization. Monthly news & insights on decarbonizing the built environmentChristopher Naismith CEO & FounderPublishedNovember 13, 2024 Decarbonization in multifamily properties is a hot topic right now, and our recent webinar gave us a chance to explore the topic further. We discussed green leases, the hurdles of collecting utility data, and how to make ROI calculations work for decarbonization projects.Katie Rothenberg from AvalonBay Communities and Chris Laughman from Greystar shared some fantastic insights, and it was great to see so many of you engaged and asking thoughtful questions. If you couldn’t make it, don’t worry—we’ve pulled together a few key Q&A highlights from the session that you can review below. Green Leases and Data Collection: Strategic InsightsCollecting tenant utility data through green leases brings operational hurdles, especially with high turnover. But, as Katie and Chris emphasized, high-quality data is crucial for benchmarking, identifying efficiency gaps, and making informed investments. Shifting from a compliance approach to a strategic one turns data into a powerful asset, underpinning meaningful decarbonization.Solar in Master-Metered Properties: An Untapped AdvantageCentrally-metered properties, though rare, offer unique potential for solar management. Centralized systems, especially in student housing, simplify solar integration and control. As solar incentives grow, properties with master metering could gain a competitive edge. This setup could be key for maximizing returns on sustainable energy investments.Decarbonization ROI: Protecting and Growing ValueEffective Return on Investment (ROI) calculations means considering more than just immediate cost savings. Katie explained how AvalonBay views ROI with a risk management lens, focused on aligning properties with future regulations while preserving asset value. Chris added that ROI in decarbonization goes beyond compliance—it’s about stabilizing portfolios with resilient investments.Electrification: A Resilient StrategyElectrification isn’t just about sustainability; it’s about aligning properties to take advantage of a decarbonizing grid. AvalonBay’s focus on electrifying new builds serves as a strategic test bed, offering insights to guide future projects, including retrofits. Chris highlighted how electrification prepares assets for tomorrow’s standards, reducing exposure to future energy costs and regulatory pressures.Scaling Decarbonization Across PortfoliosScaling decarbonization is not a “one-size-fits-all” activity. While LED retrofits are a scaleable start, Katie and Chris stressed that impactful deep decarbonization strategies need to adapt to property needs across diverse markets. A scalable model ensures consistent ‘market appropriate’ carbon reduction, aligning with evolving investor and tenant expectations.Wrapping It UpDecarbonizing multifamily properties is both highly achievable and necessary for building future-proofed investment portfolios. At Audette, we’re here to support the development of these strategies and turn them into action, helping you make sustainability a measurable competitive advantage. If you’re interested in more details, see the additional Q&A below. Thanks to everyone who joined—these conversations drive us all forward.Best,Christopher NaismithCEO, AudetteAdditional Q&A HighlightsQ: Have you looked into the cost of adding a whole-building electric energy meter?Chris (Greystar): Where switch gear is accessible, we’re able to track energy use better, though utility-owned lines can limit this option.Q: How are split incentives managed in decarbonization upgrades?Chris (Greystar): It’s challenging and lacks a fully tested solution.Katie (AvalonBay): We’ve introduced cost-sharing terms with retail tenants in mixed-use spaces, though not yet in residential.Q: What are the applications of tenant-level data for multifamily assets?Chris (Greystar): Tenant-level data helps benchmark energy use, spot inefficiencies, and improve equipment performance for proactive management. Monthly news & insights on decarbonizing the built environmentChristopher Naismith CEO & FounderPublishedJune 18, 2024 Welcome back to Zero. It’s that time of year when many of you are finalizing your GRESB submissions and kicking off the capital planning season for 2025. Now is a good time to ask — to what extent should decarbonization be a part of that?Securing capital for zero-carbon efforts can be a significant challenge, but not integrating decarbonization into capital planning this year compounds the ‘carbon debt’ being carried by our commercial buildings stock. With CRREM coming to the United States and Canada (more below) and escalating investor and tenant pressures to decarbonize, we don’t have another year to wait to make meaningful steps and move the needle. Those who don’t start including decarbonization in their budgets are exposing themselves to financial risk through penalties and asset value loss. So how do you successfully build decarbonization into your budget? It starts with thinking like your investors.Tackling the business case for decarbonizationWhen securing stakeholder buy-in, and ultimately capital, for decarbonization, we need to focus on how value is created and destroyed. Because decarbonization has historically been thought of as a cost center, and not a driver of value creation, getting funding has been challenging. At best, we’ve been constrained to the simple payback model, where only the quickest payback solutions get prioritized. At worst, we delay action entirely. The good news is that the tide is turning — now is the time to reframe the conversation within the context of value creation and value protection. That was the conversation I had with Mauricio Serna of Starwood Capital Group and Jill Brosig of Harrison Street in our webinar a few weeks ago. (Couldn’t make it? You can watch the discussion here.) Key takeaway: Think about decarb like any other investment Both Mauricio and Jill advocate quantifying the impact of decarbonization on value creation and risk mitigation. While this wasn’t the case 10-15 years ago, more data is available that demonstrates how decarbonization reduces net operating costs while enhancing and protecting asset values (read: investment returns). So, let’s use this data. To reach net zero, it’s crucial to showcase the long-term benefits of decarbonization, not just the upfront expenses. This requires us to break out of the simple payback paradigm, which is short-sighted and leaves a lot of meaningful decarbonization projects on the table, according to Jill. We have to think holistically about value creation. Connecting the dots from decarbonization to the bigger picture helps your internal stakeholders understand how deeper retrofits materially impact asset value. This holistic perspective ensures you don’t miss out on key opportunities just because they require longer payback periods, Mauricio explained. The overall direction of our conversation was encouraging: as practitioners, we’re starting to surface the data we need to quantify the true value creation of decarbonization for investment markets. We’re starting to witness this play out in asset values and priorities for capital allocation — it’s the progress we need to drive economy-wide decarbonization. Questions from our webinarThank you to everyone who participated during our webinar — if you have questions or thoughts about building a decarbonization business case, please let me know by responding to this email. I would love to hear what’s on your mind. Here were some of the questions raised during our conversation:Q: Has there been pushback from your firms’ leadership regarding the cost of buying offsets in response to your tenants’ emissions? How have you handled this?Jill: We do not purchase carbon credits as that goes against our fiduciary duty. Even without that, we think we can reduce emissions by around 80% across our portfolio. We hope the rest may come with technology improvements, but for now, we are only focusing on what we can control. Mauricio: Like Harrison Street, we do not purchase carbon credits or offsets. We aim to identify and implement initiatives that help improve the energy efficiency of our buildings, eliminating energy waste, and thereby improving the carbon footprint of our portfolio. Q: How do you assess low-carbon or net-zero buildings’ value appreciation with time?Christopher: Every organization approaches this differently. At Audette, we work collaboratively with our customers. We marry the intelligence delivered by our technology with the methodology and assumptions their internal teams used to develop the business case and pro forma plans for their properties.Q: What role do you see regulations and building performance standards playing in meeting ESG goals? Christopher: A large number of our customers are focused on preparing for BPS — in 2024, many of them are working to assess their exposure (whether through tech-enabled tools or traditio --- ### Page: https://www.audette.io/newsletter/may-2024-newsletter Title: Zero Newsletter: Decarbonization Planning for Commercial Real Estate | May 2024 Meta Description: Welcome to our newsletter Zero. Monthly news & insights on decarbonizing the built environmentChristopher Naismith CEO & FounderPublishedMay 8, 2024 Welcome to the first issue of Zero. I’m so happy to have you as part of the conversation. My guess is you're here because you’re a changemaker with a desire to accelerate your decarbonization impact. Same. For this inaugural newsletter, I want to get us all up to speed on decarbonization planning for the commercial built world and its impact on scaling our efforts to create more sustainable spaces, manage transition risk, and create asset value. For some of you, this may be new information; for others, it may be old news (in that case, reach out and we can collab on future content, like the webinar below). I’ve been at this for a while, as an energy auditor, retrofit project manager, systems integrator, teacher, and now as the CEO of Audette. While I’ve been enthused to see global motivation behind decarb growing, it’s been tough to see progress hampered by old-school thinking and a lack of understanding. Simply put, our approach to decarbonization planning has failed to adapt to the demands of a true no-carbon economy.Energy audits are broken The first North American standard for commercial energy audits was published by ASHRAE in 2004, a full 20 years ago. At the time, it defined level 1, 2, and 3 studies as the de facto standards for analyzing existing building systems and energy upgrades. While the specifics have evolved, the structure remains the same. As a community, we do the same walkthroughs, fill out the same forms, produce the same reports, over and over again. The problem is that energy audits were never intended to drive capital planning. They were intended to inform implementation. I absolutely believe sending a technologist into your boiler room is valuable, but it's during implementation time that having those boots on the ground becomes really necessary.Energy audits take an average of three months to produce and cost anywhere between $10,000 and $60,000 apiece. When we think about originating the trillions of dollars of retrofits necessary to get to a zero-carbon future, we simply cannot afford (as individual organizations, or as an industry) energy audits at every asset, and so we have no visibility into the vast majority of our building stock, unable to allocate capital and invest in the levers of real change. The truth is, anyone who has performed more than a handful of audits begins to rely heavily on their ability to pattern-match their observations to their experience. Modeling new buildings then becomes an exercise of cycling through a finite set of possible designs. It is complicated, sure, but it is certainly not magic. ‍A sustainable path forward There is a time and a place for detailed studies. Onsite investigations are a highly valuable pre-construction feasibility activity, as they help us figure out the specific nuances of implementation. The purpose of tool-based decarbonization planning is not to displace them, but to push them down the value chain when they no longer pose a bottleneck to taking action. We need to collectively give ourselves a bit of a break. We can’t expect to go into decarbonization trying to get absolutely every detail hammered into every single project before we even get started. If we do, we’ll have failed before we’ve even started. What we can do is start with lower-resolution portfolio-scale models, and then improve the fidelity of those models as we get closer to the implementation horizon.Let’s not wait for perfect data. Let’s work with the data we have today, and incrementally improve from there.Luckily, the very real constraints of time and money are giving rise to new tech-driven approaches to decarbonization planning. Decarbonization isn’t simple, but it can be a whole lot easierThe biggest barriers to effective decarbonization planning are usually:Being stuck in data collection mode, struggling to get property-level dataBeing stuck in analysis paralysis mode unable to take action, because the wrong choice could cost millionsNot having the technical expertise to validate the right projects to undertakeEducating, aligning, and securing buy-in from key internal stakeholdersLet’s not pretend decarbonization is simple. But it really doesn’t have to be so hard. Decarbonization planning is the bridge that will take us from measurement and reporting to executing against our goals — and when done right, it can be a meaningful shortcut and fast-track your net zero strategy by years. My mission is to unblock decarbonization for the biggest portfolios on earth, the ones that move markets. By pre-modeling the built environment, and encoding our team’s expertise as building scientists, we can now generate actionable capital plans — before deploying expensive audits. Our contribution to combating climate change is making decarbonization planning faster, cheaper, and more scalable than has ever been possible before. Our collective jo --- ### Page: https://www.audette.io/newsletter/proofing-assets Title: Navigating Building Performance Standards in 2025 Meta Description: Discover how BPS policies are reshaping real estate. Monthly news & insights on decarbonizing the built environmentChristopher Naismith CEO & FounderPublishedJanuary 28, 2025 As we kick off 2025, it's clear that we're entering a transformative phase in the real estate industry. As federal support is eroded, building performance standards (BPS) are poised to play an even greater role in shaping the future of real estate, forcing asset managers and property owners to rethink their strategies for decarbonizing buildings.Unlike previous generations of regulations, BPS policies introduce direct financial accountability to building owners, with escalating fines directly affecting operating income, and subsequently property values. These regulations represent a fundamental shift, from sustainable buildings as a ‘nice to have’ to a fundamental understanding that modern, valuable buildings are also low carbon—and it’s one that market leaders are already leveraging to create competitive, resilient portfolios. What Are BPS Policies and Why Do They Matter?Building performance standards (BPS) are a predominantly city-led framework that aligns a well-acknowledged need for climate adaptation in our population centers, with the ability of policy to change behavior. These standards—already active in cities like New York (Local Law 97), Boston (BERDO), and Seattle—introduce escalating penalties for carbon emissions, directly impacting net operating income (NOI) and subsequently property valuations. According to the Institute for Market Transformation, more than 30 jurisdictions are in the process of adopting similar policies. What makes BPS an effective lever, is its ability to cut through the split incentive problem, where landlords avoid upgrades because tenants bear the utility costs. With owners bearing the financial burden of emissions, it is now much more possible to shift focus from short-term utility savings to more ambitious carbon reduction strategies. For properties in jurisdictions without BPS, the writing is on the wall. Once factored into operating costs, the value divide between compliant, future-ready buildings and those carrying ‘carbon debt’ is evident is growing. For leading asset owners, this is a moment to act decisively and position portfolios for resilience in a decarbonizing market. The Bigger PictureGlobally, over 1,500 cities have declared climate emergencies, and in the US and Canada, building performance standards (BPS) are now central to how they plan to tackle emissions. Buildings have become a primary focus—not just as contributors (in New York >70% of emissions come from buildings) to the problem but as a critical part of the economic solution. By demonstrating competitive advantage through future-proofing assets, progressive global asset managers can create, and drive markets. But let’s not gloss over the challenges. For example, properties with significant deferred maintenance or limited resources, particularly low-income housing, are facing steep barriers to compliance. Without stronger support from utilities, governments, and incentive programs, these buildings risk falling even further behind. This isn’t just an infrastructure issue—it rises to a matter of equity, and we need to address it if the transition to decarbonization is going to be a fair one.At the same time, the opportunity is clear. Deep retrofits—upgrading heating systems, replacing aging infrastructure, and reducing reliance on fossil fuels—aren’t just compliance measures. They’re foundational to protecting NOI, creating property value, and ensuring long-term resilience. For those of us thinking about the future of real estate, these investments are becoming the baseline for staying competitive in an evolving market. Why 2025 MattersIn May 2025 large commercial building owners in New York, Boston, and St. Louis will need to meet the final deadline for compliance reporting or face the first tranche of fines. From there, escalating penalties for carbon emissions will begin to directly impact NOI and subsequently property values. With a weakening federal focus on climate, BPS is increasingly being seen as an important lever for furthering the carbon transition and we will continue to see these policies expand across jurisdictions as a response. For those exposed to BPS, this year will be about planning and beginning deliberate steps to reduce emissions and future-proof portfolios. Deep retrofits, phasing out fossil fuel systems, and aligning assets with regulatory expectations are essential measures to navigate the evolving market landscape. These aren’t simple tasks, but they are necessary to ensure properties remain competitive and resilient. There’s no question that 2025 will be a year of increasing pressure, change, and action in our space. The progress we, as change-makers, achieve together now will define the future of real estate sustainability. As part of an exclusive offer at IMN’s decarbonizing real estate forum, we’ll be offering a free 100-building BPS exposur --- ### Page: https://www.audette.io/article/crrems-rollout-us-canada Title: The Impact of CRREM on North American Commercial Real Estate Meta Description: Unpack what the Carbon Risk Real Estate Monitor (CRREM) means for you and how it will impact investor sentiment and property values in North America. Learn about how this framework will impact investor sentiment and real estate investing.PublishedJune 10, 2024 Carbon performance is starting to play a role in commercial real estate investing, and that role may soon have an even greater impact on investor sentiment. The Carbon Risk Real Estate Monitor (CRREM) is arriving in the US and Canada this year. Exactly how it will be adopted remains to be seen, but it’s poised to have a major impact and transform carbon reduction strategies into a must-have rather than a nice-to-have.“The decarbonizing of the global economy is going to create the greatest investment opportunity of our lifetime. It will also leave behind the companies that don’t adapt,” Larry Fink, chairman and CEO of BlackRock, wrote in his 2022 annual letter. What is CRREM? CRREM is a framework that establishes market-based targets for operational carbon emissions. It allows real estate professionals, key stakeholders, and investors to quantify and compare current and future transition risks in their portfolios. By establishing absolute carbon targets for commercial buildings, CRREM aims to inform how owners of existing buildings invest in retrofits to meet their science-based goals, achieving greater transparency, accountability, and consistency within real estate investing. CRREM emerged in the EU in 2018 to meet the guidelines laid out in the 2015 Paris Agreement, providing clear pathways to reduce carbon emissions. It’s since been normalized as part of the ordinary course of business in Europe and has become table stakes when raising capital from European institutions. In partnership with the Urban Land Institute and the Lawrence Berkeley National Lab, CRREM is now developing granular curves for US and Canadian markets. Understanding stranding risk & stranded assets By showing metrics such as ‘floor area at risk,’ CRREM estimates financial exposure through asset stranding. Stranded assets are those that will have ‘brown discounts’ applied during property transactions, posing significant liabilities to owners and investors who fail to decarbonize. It remains to be seen exactly how effective CRREM’s adaptation will be for North American markets, but early conversations with large asset managers (particularly those who rely on European capital) indicate that it’s going to become increasingly prevalent in the latter half of 2024 and beyond.Absolute vs. relative frameworkOne of the greatest contributions provided by CRREM’s framework is its focus on absolute instead of relative benchmarks. Most benchmarking tools face three primary drawbacks: They rely on relative comparisons to peers in the market. This can be directionally useful, but not very meaningful if everyone is performing poorly. They are subject to bias. Because most benchmarking programs are voluntary, the data sample tends to be skewed toward organizations with strong operating track records. They rely solely on energy use intensity (EUI). It’s useful, but only indirectly, and it is still a step removed from GHG intensity. A unit of energy from natural gas, for example, is not the same as a unit of energy from a hydroelectric plant. To directly address carbon emissions, we need to account for the type of energy being consumed, and, if electric, how clean or dirty the underlying grid is that supplies that electricity, and how it is projected to change.CRREM, on the other hand, sets absolute targets for each building archetype it covers, accounting for what needs to be true for us to meet global carbon emissions targets. These targets are regionalized to each market’s grids and weather conditions that impact energy consumption. And while CRREM still provides guidance on EUI, it also introduces the concept of greenhouse gas intensity (GHGi), which we believe to be a step in the right direction to more directly and accurately account for the underlying risk that carbon poses to long-term asset value. CRREM adoption in the US & Canada will be investor-drivenWhereas CRREM’s adoption in Europe has been largely government-driven via regulations, we can expect its adoption in the US and Canada to be market-driven via investors. In Europe, energy performance standards often go beyond fines, even mandating that a certain level of carbon performance be achieved for properties to be leased. While a wave of building performance standards will take effect across the US and Canada in the coming years in cities like New York, Denver, Washington, DC, Seattle, and about 40 others, they are not (yet) overly punitive and certainly not ubiquitous.Instead, adoption of CRREM in the US and Canada will come down to investor sentiment. Early signals suggest that CRREM’s adoption will be similar to GRESB’s — while voluntary, it is likely to increasingly become yet another table stakes evaluation t --- ### Page: https://www.audette.io/article/decarbonization-multifamily-real-estate Title: Decarbonization in Multifamily Real Estate: Navigating Challenges & Opportunities Meta Description: Explore the challenges and strategies for decarbonizing multifamily real estate portfolios, from unitized systems to stakeholder engagement. From managing decentralized energy systems to tackling split incentives, it's not just a matter of if—it's about finding the how. Discover how industry leaders are turning complex data into actionable, scalable strategies for a net-zero future.PublishedOctober 24, 2024 Introduction: The Shift Toward Decarbonization in Multifamily Real EstateMultifamily real estate owners and operators are under increasing pressure to start demonstrating progress against their net-zero targets. With mounting investor demands, new building performance standards, and resident expectations for sustainable living, the need for a comprehensive and scalable decarbonization strategy has never been clearer. Yet, the complexities inherent in multifamily real estate—and the limitations of traditional planning approaches—are creating significant roadblocks. The question is no longer whether to decarbonize…but how? How do we move from isolated projects to an actionable, cost-effective strategy that tackles hundreds, or even thousands, of buildings at once?In our recent webinar, Decarbonizing Multifamily real estate: Navigating challenges & opportunities, we sat down with Katie Rothenberg, Vice President of ESG at AvalonBay Communities, and Chris Laughman, Senior Director of Energy and Sustainability at Greystar, to dig into the how and discuss some of the more advanced challenges in decarbonizing multifamily real estate portfolios. These unique hurdles, including unitized systems, split incentives, and the sheer scale of operations, require innovative solutions. We explored how multifamily owners can overcome these hurdles and drive actionable, portfolio-wide net zero plans - plans that not only meet regulatory demands but position them as leaders in a zero-carbon future.Unique Challenges in Decarbonizing Multifamily Multifamily buildings present unique challenges when it comes to decarbonization, largely due to their unitized systems. Unlike commercial real estate, where energy use is often centralized, multifamily buildings have separate controls, energy meters, and systems for each unit. This decentralization makes it difficult to implement portfolio-wide energy and carbon management strategies.Chris Laughman from Greystar touched on this during the webinar, highlighting the complexity of managing energy consumption across such large, varied portfolios. “I mean, this isn't going to happen overnight. You've got decentralized building systems. This is someone's home, and managing that is certainly a challenge,” he explained. “We have thousands of individual units, each with its own HVAC system, hot water heater, and electricity meter. That’s millions of data points across hundreds of assets, and tracking that efficiently is a huge challenge.”Another key challenge is the split incentive dilemma. Property owners bear the upfront costs of decarbonization efforts—whether through energy-efficient retrofits or new technologies—while residents benefit from reduced utility bills. This makes it difficult for owners to justify the financial investment when the return doesn’t accrue back to them. Katie Rothenberg from AvalonBay shed light on this issue during the webinar: “It used to be that [the purpose of] reporting was to report, right? And now I feel like reporting should be the way you can shine a light on successes and challenges and show that you have a plan of action. You know, people want to see the action that's being taken because everyone has goals, but we need to show progress, we need to show impact.”Data Collection & Management: Overcoming the Scale ProblemDecarbonizing multifamily real estate is a multifaceted challenge. The decentralized nature of energy consumption in these buildings, combined with the complexity of data management and the financial implications of large-scale projects, creates a perfect storm. This decentralization makes it difficult to gather reliable, accurate data at scale. Property managers are tasked with managing thousands of data points every month. Without the right tools, it’s easy to lose sight of the big picture.Working with the right tools can be critical to getting a handle on your data. Chris Laughman highlighted the importance of tools like Power BI in simplifying this overwhelming task. “We’re leveraging Power BI to pull together data from thousands of individual units—everything from electricity consumption to HVAC performance,” he explained. Older tools like Excel crash under the amounts of data these plans generate. Increasingly advanced data analysis tools allow companies to make sense of millions of data points and identify actionable insights more efficiently. Connected living programs are also being used to integrate various building systems - enabling property managers to collect, analy --- ### Page: https://www.audette.io/article/from-decarbonization-talk-to-action Title: From Talk to Action: 3 Best Practices for Real Estate Decarbonization Meta Description: Discover three expert-backed strategies for implementing effective decarbonization in real estate: Just Do It, Build an Actionable Business Case, and Speak the Right Language. Yes, collecting some amount of basic property-level data is critical to get started on your decarbonization journey, but too many people get caught up in the data collection itself, instead of remembering the end goal of collecting that data — driving carbon reduction. This was a major theme at the conference, including on the Less Reporting, More Reduction panel, which took place before Taking Decarbonization from Talk to Action. “Data is a huge challenge,” Daren Moss, Principal, ESG of Real Estate at Ares Management, said during the reporting panel. “Instead of collecting everything, we focus on what we’re doing to drive decarbonization.”In software, we talk about ‘minimum viable product’. In decarbonization, we should think about minimum viable data—you don’t need all the data, and you don’t need perfect data. You need enough of the right data and estimations to be directionally accurate as you move forward. “We've purposely, particularly this year, put a lot of emphasis into different types of quality control to make sure the data's right in the first place so that we make informed decisions,” Chris said. “If we make decisions on bad data, it's downhill from there.”When considering decarbonization, your primary goal is to make sure that whatever fuel you’re consuming (no matter how much you’re consuming) is of the lowest carbon intensity possible. Thus, the important data to get right is what types of fuel you’re using (fuel mix), what systems are using it, and what the right replacement is for each of those systems. “Don’t let perfection inhibit progress,” Keely said. “You don’t have to do 100% electrification right away. You don’t have to do it all at once.”What does getting started look like? There’s nothing wrong with starting with the low-hanging fruit projects (LED lighting being the most common we see) — they can help start the flywheel of progress and demonstrate the value of decarbonization to your internal stakeholders without requiring a significant investment.“We’ve all changed to LED light bulbs,” Charlie said. “How many more fluorescent or incandescent lights are still left out there? The challenge seems to be the medium-hanging fruit and the high-hanging fruit, the things that are going to be very impactful.” Some times, particularly in California, owners may already be sitting on all electric assets that will decarbonize naturally with the grid. But in most cases there’s a growing recognition that low-hanging fruit will only get you so far. It’s not going to get your portfolio to zero carbon, or even the majority of the way there. We’ve seen (and developed) hundreds of transition plans, and the hard truth of the matter is: decarbonization is expensive. There’s no getting around it. To drive material carbon reductions, you will need to fund and implement more capital-intensive retrofits. You can ‘just get started’ by prioritizing a few of these bigger-ticket projects, implementing them, measuring their impact, and proving their value to your organization. 2. Build an actionable business caseTo get your projects approved and funded, you will need to build a strong, data-driven business case for decarbonization. We have covered this extensively in our webinar series and many of the same themes were underscored at our IMN panel. Building a successful business case for decarbonization is critical to achieving your reduction targets —but it has its challenges. The traditional simple payback model, which focuses only on savings, fails to capture the more holistic value created by decarbonization. So what’s a sustainability leader to do? Focus on value creation and value protection.“What's really been working for us is to lean into this assumption that a --- ### Page: https://www.audette.io/article/navigating-change-finding-high-roi-opportunities-in-decarbonization Title: Decarbonization Is a Financial Strategy, Not Just a Sustainability Goal Meta Description: Decarbonization is no longer just about compliance—it’s a financial imperative. Companies that act now will secure long-term ROI, while those who delay will face growing financial risks.PublishedFebruary 28, 2025 The conversation around global decarbonization is undoubtedly shifting—but not in the way many expected. Over the past few weeks, the world’s largest investor climate coalition, the Net Zero Asset Managers Initiative (NZAM), suspended its activities, removing net-zero targets and obligations for its members. This decision, driven in part by rising anti-sustainability sentiment in the U.S., signals a growing divide in how corporations and financial institutions approach decarbonization and are likely to opt for short-term risk aversion over long-term resilience. At first glance, this may seem like a setback. In reality, it’s an inflection point. The underlying economics of decarbonization remain stronger than ever—efficient buildings continue to hold greater asset value, reduce operational costs, and provide insulation against regulatory and market volatility. The question is no longer if the industry will decarbonize but who will take advantage of the high-ROI opportunities emerging right now as others falter. Corporations that act strategically will gain a competitive advantage, emerging with modernized and resilient assets, while those who delay will face steeper implementation costs in the future. Understanding the Economic Reality of DecarbonizationIt’s important to understand that the growing pushback from corporations and policymakers isn't a rejection of sustainability itself but rather a reaction to the increasing regulatory, governance, and cost burden on businesses. Unfortunately for those who would wish for a ‘simpler time’, this resistance doesn’t change the fundamental trajectory of our economies. Climate change isn’t waiting, and neither are the risks it imposes or the economic pressures tied to the value destruction it represents. Whatever their political leaning, fundamentally, investors have to be smart about future conditions, and future conditions have never been clearer. The financial risks of inaction are accelerating. Cities across the U.S. and Canada are rolling out building performance standards (BPS), turning carbon emissions into a direct line item on an asset’s financials. These policies introduce escalating penalties for high-emission properties, cutting into net operating income (NOI) and, ultimately, property values. On top of city-level measures, and since the 2024 US election, five U.S. states—California, New Jersey, New York, Colorado, and Illinois—have doubled down on legislation aimed at embedding Scope 1, 2, and 3 emissions reporting into state law, further amplifying financial pressure for building owners. The push for stricter climate disclosures at the state level signals that evolving regulations will continue to reshape investment risk for a significant portion of the US economy. While some corporations may be pulling back from voluntary commitments in response to federal changes, the market is still moving toward greater accountability, transparency, and cost exposure for carbon-heavy assets. At the same time, it’s important to recognize that the transition to low-carbon infrastructure is already well underway. Much of what needs to happen is subsidized or built into natural capital cycles. HVAC systems, lighting, and building envelopes all have replacement lifecycles—upgrading them strategically is often a marginal cost increase, not an overwhelming expenditure. The real financial risk isn’t in making these investments—it’s in delaying them until they become urgent, expensive, and unavoidable. The portfolios that recognize this reality today will be the ones securing short-term returns and establishing a more sustainable future.High-ROI Opportunities in DecarbonizationThe challenge for today’s asset managers is determining which decarbonization efforts have the strongest return on investment. With mounting financial pressure and regulatory uncertainty, the key lies in identifying points of leverage—moments where decarbonization aligns with existing investment decisions to reduce financial impacts and maximize value. 1. Identifying the Most Impactful InvestmentsDecarbonization strategies should focus on timing and impact. The highest ROI opportunities emerge during transition points when efficiency improvements can be integrated without disrupting financial performance.Acquisition: Investors evaluating new assets should factor in decarbonization potential. Outdated infrastructure may appear like a potential liability, but in the right market, targeted upgrades can turn a property into a higher-yield, lower-cost asset with stronger long-term returns.Asset Sales: Buyers are increasingly factoring carbon performance into valuation models as --- ### Page: https://www.audette.io/article/payback-is-dead-long-live-payback Title: Payback Is Dead, Long Live Payback Meta Description: Discover how focusing on value creation and protection over simple payback models can drive successful decarbonization in real estate. Discover why a broader perspective on value creation and protection is crucial for effective decarbonization efforts, with insights from industry leaders.PublishedJuly 9, 2024 “We only implement retrofits that are low-hanging fruit.”“Show me the projects with 5-year simple payback or less.”“My leadership is going to need to see higher utility bill savings than that.”Anyone who has spent time in retrofit consulting or decarbonizing real estate has heard these phrases over and over again. It makes sense: business owners should be concerned with the return on investment. The problem is not the focus on ROI — it’s how narrow the field of that focus has become. Considering only the utility costs (in today’s dollars) to justify a retrofit can undermine long-term business goals, especially as the impact of carbon on asset value emerges in importance as a risk investors care about. Rather, ROI needs to account for value creation and value protection, not just simple payback.Focusing solely on short-term costs, and ignoring the longer-term impact of carbon, introduces several fallacies to decarbonization efforts:Future property markets will not value carbon performance beyond Net Operating IncomeOccupiers will not value carbon performance when making leasing decisions Incentive programs will always exist to bring payback within acceptable rangesAt best, this type of thinking limits our ability to take advantage of retrofits with significant co-benefits. At worst, it’s creating an incentive for sustainability professionals to fudge the numbers to make the business cases. This never works. Either the construction costs balloon beyond the budgets, or savings results disappoint, exacerbating an already widening trust gap between the ESG and broader business community. Leaders in the decarbonization space are doing things differently — they’re already building strong business cases for decarbonization, which focus on creating and protecting asset value, and thereby creating a competitive advantage in a low-carbon economy. Those investing in decarbonization planning now are poised to reap the benefits from this economic transition towards low-carbon buildings. Those who don’t risk getting left behind. In a recent webinar, our CEO, Christopher, was joined by Mauricio Serna of Starwood Capital Group and Jill Brosig of Harrison Street to explore how to build a successful business case for decarbonization, the paradox of the simple payback model, and how to win capital to drive zero-carbon efforts.(Missed the webinar? Listen to it here.)Meet the expertsHarrison Street invests in alternative real estate assets, with around $56 billion in assets currently under management. They set an internal goal of reducing carbon emissions across its portfolio by 70% in 2025—as of 2023, it had reduced it by 35% and is on track to meet its targets.Starwood Capital Group is a global private real estate investment firm with around $110 billion assets under management. It is committed to reducing its portfolio’s carbon emissions by embracing renewable energy. To date, it has deployed about 30 megawatts of renewable energy generation equipment across some of its assets in the United States.Moving away from the simple payback modelHistorically, real estate owners have embraced the simple payback model because it’s, well, simple — an energy efficiency assessment would reveal opportunities to decarbonize, and stakeholders would make decisions based on the length of time a project would take. LED light bulbs with a three-year payback? Sure. A larger heat pump project with a 15-year payback? If an owner plans to sell an asset in five years, there’s little incentive to invest in that. “They weren't thinking about the value that was actually created. They were just doing these small projects,” Jill said. “And I think a lot of opportunity has been missed.” Larger-scale retrofits and decarbonization fuel more meaningful change around climate and financial resilience. The simple payback model can undermine a conversation about long-term value creation; other amenities, like a gym, have a recognized, enduring value for tenants and aren’t considered in terms of payback. “We don't think that way. So why should we be thinking that way for ESG activities?” Jill asks. That’s not to say that the lower-hanging fruit should be ignored. According to Mauricio, tackling the smaller changes first to score quicker wins can help drive behavioral change and momentum within an organization. With decarbonization in real estate still being relatively new, this can have a lasting impact — it demonstrates that decarbonization is both achievable and can move the needle.“It is a much more strategic decision going after the lower hanging fruit initially to get quicker wins as you're setting up your ESG --- ### Page: https://www.audette.io/article/shaping-sustainable-future-decarbonization-real-estate Title: Shaping a Sustainable Future: Decarbonization Planning in Real Estate Meta Description: Explore how real estate leaders are driving value with decarbonization strategies, from asset-level planning to brown-to-green transformations. This blog highlights insights from industry leaders on creating actionable plans, leveraging standards like LEED v5, and driving value through brown-to-green investments. Learn how to align your portfolio with net-zero goals and lead in a low-carbon future.PublishedNovember 27, 2024 As the push to de-risk high carbon investments intensifies, real estate investors are looking to decarbonization strategies not only to reduce emissions but to gain a competitive advantage. Audette CEO Christopher Naismith recently held a discussion with Melissa Baker, Senior Vice President of Technical Development at the US Green Building Council; Chris Pyke, Chief Innovation Officer of GRESB; and Lane Burt, Managing Principal at Ember Strategies. The insights discussed underscored a crucial point: decarbonization is no longer just an extension of energy efficiency–it’s an entirely new strategy for real estate. Why Decarbonization Requires a Different Approach Energy efficiency focuses on incremental improvements–getting more out of what is already there. Decarbonization is different. It demands a forward-looking approach that reimagines the systems driving energy use in the first place.. Audette’s Christopher Naismith notes, “Efficiency is about trying to get things to operate within their design parameters. What we have to do in decarb is think about how we redo that design in a cost-effective manner.”Lane Burt stressed the importance of long-term planning: “Every building needs a plan. Now, an energy audit might contain elements of those plans or it might not...But the planning element is thinking about how this building needs to function in the future.” Without a decarb plan, buildings risk locking in high-carbon systems for decades, missing the window to implement low-carbon solutions, and destroying asset value.Decarbonization isn’t about just tweaking the current state–it’s more about creating a roadmap that aligns with long-term business goals, many of which far outweigh saving money on utility bills. This shift demands a new way of thinking, one that prioritizes strategy over short-term fixes. Standards Evolve to Support DecarbonizationIndustry standards are catching up to this shift. LEED, the globally recognized green building certification, is emphasizing decarbonization in Version 5 of its standard.LEED v5 introduces standards that incentivize building owners to pursue electrification, reduce embodied carbon, eliminate refrigerant emissions, and align with decarbonization goals from the start. Platinum standards in the upcoming version will require buildings to demonstrate significant progress, ensuring the market moves toward zero carbon. “If LEED can’t support [strategic decarbonization planning], can’t move the market in the right direction, we’re going to really be missing the mark,” said Melissa Baker, who leads technical development at USGBC.For real estate leaders, these updates will offer a clear framework for decarbonization planning. Following standardized decarbonization pathways enables owners to meet regulatory requirements while strengthening their market position.Driving Value with ‘Brown to Green’ StrategiesInvestors are now embracing the idea of transforming low-performing buildings into low-carbon assets. Known as “brown-to-green” strategies, this approach focuses on repositioning assets to drive long-term value. “Today...the desire to reposition assets, what folks are beginning to call the kind of brown to green strategies…is increasingly a viable, distinct niche in the real estate industry,” Chris Pyke observed. This strategy is gaining momentum as real estate investors seek to capitalize on a decarbonizing economy. “Investors are psyched for this new brown-to-green strategy,” Chris noted. By acquiring high-carbon assets and aligning them with zero-carbon goals, portfolios can deliver significant returns while addressing emissions reductions. The market rewards early movers. For those willing to find, acquire, and reposition assets through decarbonization before the ‘low hanging fruit’ is picked, the opportunity to drive value while mitigating risk is substantial. Asset Level Planning: The Foundation of DecarbonizationAchieving decarbonization requires actionable plans at the asset level. Lane emphasized that successful planning starts with understanding each building: “Knowing what’s in the building and how it’s functioning…that’s kind of step one to both the audit exercise, the optimization exercise.”With this foundation, owners can align capital planning with decarbonization goals. Replacement cycles must integrate electrification and other low-carbon solutions. It’s not about reactive decision making, but about ensuring the --- ### Page: https://www.audette.io/article/the-impact-of-building-performance-standards Title: Building Performance Standards: The Key to Protecting Asset Value in 2025 Meta Description: BPS regulations are transforming real estate. Learn how asset managers can leverage BPS to protect NOI, boost valuations, and stay competitive.PublishedFebruary 10, 2025 It’s 2025. 5 years post-Covid. A decade since the Paris Agreement. Right now, building performance standards (BPS) are rewriting the rules of real estate investment, and asset managers can no longer ignore the financial impact of these standards. Regulations like New York City’s Local Law 97, Washington D.C.’s BEPS, and California’s Title 24, BPS are actively reshaping the way that investment risk is analyzed, posing threats to net operating income (NOI), cap rates, and asset liquidity. Asset managers who understand and adapt to BPS now will protect and grow their portfolio value in the largest urban centers. Those who don’t will face rising penalties, declining valuations, and increased risk exposure. In a rapidly evolving market, staying ahead of these regulations is critical for long-term success.‍Why Asset Managers Need to Care about Building Performance Standards‍BPS enforces decarbonization and energy efficiency by requiring buildings to meet specific energy and carbon performance thresholds. Smart managers have realized that compliance isn’t just about avoiding fines; it’s a direct play for value creation. Non-compliance with these standards can result in significant financial penalties while meeting or exceeding these standards impacts key financial metrics:‍NOI Protection: Retrofits drive down utility costs, protecting the bottom line.Cap Rate Compression: Sustainable buildings attract better buyers, reducing perceived risk and boosting valuations.Asset Liquidity: Non-compliant buildings struggle to sell, increasing holding risks.‍In short, for those looking to protect and grow value, compliance with BPS is non-negotiable. The asset managers who discover how to effectively leverage these standards will gain a competitive edge.‍The Financial Impact of BPS‍Compliance Protects NOI and Asset ValueNon-compliance is expensive. Regulations like NYC’s Local Law 97 levy fines of $268 per metric ton of CO2e above the allowable limits. It’s not a theoretical risk. Building owners are investing in energy upgrades to avoid these fines and stabilize their NOI.‍Failing to comply can also impact valuations. When buyers and investors factor these liabilities into underwriting, it negatively impacts a building’s attractiveness. Compliance ensures predictable operating costs, maintains competitive positioning, and prevents valuation discounts due to regulatory risk.‍Investment Takeaway: Avoiding fines keeps NOI intact and prevents escalating compliance costs from eroding profitability. Proactively investing in efficiency upgrades stabilizes long-term asset value and enhances liquidity in the marketplace.‍Retrofits Drive NOI GrowthMeeting BPS requirements avoids penalties and provides an opportunity to boost NOI through energy savings. The US Department of Energy estimates that efficiency upgrades like LED lighting, high-performance HVAC, and insulation improvements can cut energy use by 20-40%. For a 500,000-square-foot commercial building in New York, that translates to roughly $200,000 in annual utility savings.‍Retrofits also reduce maintenance expenses. Upgraded equipment has a longer lifespan and requires fewer emergency (re: costly) repairs. Smart building technology, such as advanced energy management systems, further optimizes efficiency with real-time insights to prevent costly inefficiencies. ‍Investment Takeaway: Lower energy and maintenance costs directly improve NOI, enhancing asset value under standard valuation models. Energy-efficient buildings also offer a hedge against rising utility rates, making these assets more attractive to investors seeking stable cash flows.‍Sustainable Assets Command Premium Cap RatesHigh-performing buildings, especially those that achieve certifications like LEED or Energy Star, are increasingly in demand. A 2024 JLL report found that green-certified buildings command rent premiums of 6-11% in major North American markets. Tenants want them. Investors prioritize them. The result is higher occupancy rates, stronger NOI, and a corresponding cap rate compression for these assets.‍Institutional investors are increasingly embedding ESG criteria into their decision-making. BPS compliance aligns with these mandates, unlocking access to premium capital sources and reducing financing costs. Green loans and sustainability-linked finance options further incentivize energy-efficient investments.‍Investment Takeaway: Rent premiums boost NOI while reduced vacancy rates lower risk. Green-certified buildings often see more favorable cap rates, resulting in higher asset valuations. Alignment with ESG mandates offers a competitive edge i --- ### Page: https://www.audette.io/article/the-opportunity-in-resilience Title: The Opportunity in Resilience: Why Physical Risk Mitigation Matters Meta Description: Climate risk is reshaping insurance, financing, and asset value. This blog explores how physical risk mitigation is becoming essential—and why it’s a strategic advantage, not just a cost.PublishedApril 10, 2025 Every investor agrees—properties should be insurable, but what happens when that basic assumption starts to erode?Across the U.S., insurers are scaling back or pulling out of high-risk regions entirely. In states like California, Florida, and Louisiana, property owners are facing skyrocketing premiums, shrinking coverage options, or outright denials. This trend is also no longer confined to wildfire zones or hurricane corridors—it's expanding into regions that have long been considered environmentally stable. For large portfolio owners, the implications are serious. Without insurance, financing becomes harder to secure. Without financing, deals fall apart. The value of properties that once would have been ‘safe bets’ is being sharply eroded simply because they weren’t built (or upgraded) with resilience in mind. But this shift also creates opportunity. Physical risk mitigation against climate disasters isn’t just a hedge against downside risk—it’s quickly becoming a factor that dictates both immediate and long-term value. Investors who act now can protect their portfolios and gain an edge in a real estate market that’s changing fast. What’s Driving the Insurance Crisis?Insurance markets are no longer treating climate risk as a potential problem—and they’re pricing the high likelihood of climate events directly. Between 2020 and 2023, premiums in the top 20% of climate-exposed countries jumped by 22%, and across the board, insurance rates have outpaced inflation by 40%. In the most vulnerable areas, the response has gone beyond price hikes—carriers are simply walking away.Since 2018, more than 1.9 million insurance contracts have been dropped across the U.S. In over 200 counties, nonrenewal rates have tripled or more, according to a 2024 congressional investigation. And while we often think of coastal or wildfire-prone regions as the primary targets, the geography is shifting. Counties in Southern New England, the Carolinas, New Mexico, Oklahoma, the Northern Rockies, and even Hawaii are now seeing insurers pull back or exit entirely. In short, the boundaries of “high risk” are expanding, and many portfolios may already have exposure they haven’t fully accounted for. This shift is more than a headline—it’s a structural market change. Insurability now sits at the core of an investment’s financial viability. Appraisers and lenders are rethinking how to value physical risk, and buyers are adjusting their models accordingly. Properties without resilience measures, like structural hardening, backup power ensuring business continuity, and climate-informed site planning, are already being flagged as devaluation risks, even in places that weren't on anyone's radar five years ago.Physical risk is becoming a gating factor in whether a property can be financed, sold, or refinanced. The question for portfolio owners isn’t whether climate risk is priced in—it’s how quickly that pricing will show up on the balance sheet.Resilience as a Competitive AdvantageAvoiding loss is just the baseline. The real opportunity is in using adaptation to create value.Lenders and buyers aren’t just asking about location or rent roll—they’re looking at both physical and transition risk exposure as part of asset modernization and whether the asset is built for long-term liquidity. Buildings with clear resilience strategies are easier to insure, finance, and lease. Those without are already being discounted or, worse, passed over entirely. The most cost-effective time to invest in climate resilience (or any major capital upgrades) is at acquisition, when upgrades can be aligned with a profitable cash flow model. Waiting often means higher retrofit costs, limited financing options, and increased liquidity risk at exit..What used to be considered ‘nice to have’ is quickly becoming a differentiator. The portfolios gaining traction today are the ones anticipating what the market will demand tomorrow and acting before it’s priced in.What Does Physical Risk Mitigation Look Like?Resilience plans can’t just live in a risk assessment report—they need to show up in the capital plan. Increasingly, lenders and insurers are looking for visible, documented upgrades that demonstrate reduced exposure to climate-related events. These aren’t speculative measures either; they’re established interventions with a growing body of evidence behind their value, and when integrated early, they can meaningfully reduce risk and preserve insurability to support asset performance over time.Critical infrastructure investments that make an impact:Structural Harde --- ### Page: https://www.audette.io/article/the-three-pillars-of-a-scalable-decarbonization-program Title: The Three Pillars of a Scalable Decarbonization Program for Real Estate Meta Description: Learn how to implement an energy efficiency playbook, develop a capital replacement strategy, and align organizational incentives for effective decarbonization. They have set up core data infrastructure to track carbon emissions, engaged in annual reporting, established standards for new builds, and pursued green building certifications. As we step into the 'next frontier' of sustainability, leaders are now expected to shift from analysis to action. They must design and implement more holistic decarbonization programs that can predictably and consistently reduce carbon year-over-year to hit both interim and end state net zero targets.Audette works with many of the leaders at the forefront of decarbonization, and through our work, we are exposed to emerging industry best practices and key lessons learned. In this article, we share our learnings on the three key pillars of building a strong, scalable decarbonization program:An energy efficiency playbook & training programA capital replacement schedule & retrofit strategyOrganizational incentive alignmentPillar 1: Implement an energy efficiency playbook & training program This first pillar focuses on the day-in, day-out common sense measures your organization should be taking year-round to tune and optimize building performance. These are low-cost, no-brainer actions that your team can take to ensure that you drive carbon efficiency and minimize your ongoing energy spend. Examples of operational protocols you should implement in your normal course of business include:Check that every large motor has a speed driveEnsure every ventilation system has air quality monitors to control fresh airRevisit the performance of your smart building systems every 3 to 5 yearsMake sure large hot water piping is insulatedEnsure all water fixtures are low flowEstablish procurement guidelines that ensure only high-efficiency lighting, motors, etc., are purchased. While straightforward, implementing such a program takes work, with the first step being documentation. To identify the measures that will be most impactful for your specific buildings, you will want to work with either an in-house engineering team or a third party.Once documented in a centralized playbook, train your team. Best practices to keep in mind here are:Keep it simple. Where you need to rely on humans to intervene, instead of lengthy operating manuals that no one reads, simplify processes as much as possible and use checklists and infographics to ensure better workflow integration. To the extent you can also tie in education with the relevant time or place of action, you will also see greater success. For example, if you have a condensing boiler in place, it only reaches high levels of efficiency if the return water temperature is within a certain range. If it doesn’t come back within that range, the solution is a water temperature reset algorithm. Attaching a reminder sign in the mechanical room with action protocols is likely to ensure you get better outcomes.Create space for feedback: Building staff manage maintenance and tenant requests constantly. They know exactly what might be causing issues and what equipment is likely to fail. Most of the time, there is an efficiency opportunity hidden (or in plain sight) in their ideas for operational efficiency improvement. Creating regular touchpoints will not only help you find ways to improve building performance, but also create a cohesive and proactive culture. Make it fun. Nothing builds engagement like a little friendly competition! Create internal teams and gamify the activities where possible. Consider putting up a prize for the ‘winning’ team with the most successful results after implementing your program for a certain period of time. This also shifts the dynamic away from top-down compliance to peer-driven engagement.Celebrate and recognize team members. Has someone done a truly exceptional job of implementing your program? Profile them in a company newsletter, create an award to recognize their efforts, or share their story in your ESG report. The right forum(s) may differ for your organization but do not underestimate the power of recognition as a major motivating driver for your employees.Repetition, repetition, repetition. Especially when it comes to operational efficiency, the change you are seeking is never really done. It requires ongoing care and attention. As a result, you will need to set up reinforcing training and education on an ongoing basis. This serves as a refresh for existing team members and helps new hires understand the operational program at your organization. Pillar 2: Be prepared and proactive with a capital replacement schedule & retrofit strategyThis is where things can get crunchy.Retrofitting your major building sy --- ### Page: https://www.audette.io/article/unlocking-value-through-decarbonization Title: How Galvanize Real Estate Turns Decarbonization Into Profit Meta Description: Galvanize Real Estate shares how targeting inefficiencies and upgrading aging assets can cut emissions and increase value—making sustainability a winning investment strategy. By treating deferred maintenance as a financial opportunity and embedding sustainability into core strategy, they’re showing how CRE firms can cut emissions and boost returns.PublishedMay 1, 2025 The commercial real estate industry faces growing pressure to modernize aging portfolios and cut emissions. For many real estate firms, however, the question remains: can decarbonization actually drive financial returns? At Galvanize Real Estate, the answer is a clear yes. By strategically targeting deferred maintenance and treating sustainability as a core investment lever, instead of a lofty side project, Galvanize is showing how profitable decarbonization can be. In a recent conversation with Audette, Galvanize leadership shared how their model works and why real estate owners should stop seeing decarbonization as a cost and start seeing it as an opportunity.Building Competitive Advantage Through DecarbonizationFor the team at Galvanize Real Estate, decarbonization isn’t a marketing angle—it’s an investment strategy built to solve a real and growing market problem. Across the U.S., aging building stock, rising operational costs, and a growing investor demand for resilient assets are converging, and firms that can efficiently modernize their portfolios will outperform the competition. The opportunity is significant. Real estate accounts for nearly 40% of global carbon emissions, with 20% tied directly to operational emissions from commercial buildings. With 75% of US commercial properties built before 1999, most assets are overdue for upgrades that improve both performance and sustainability.Galvanize’s model is built around what they call a double bottom line: driving measurable decarbonization and delivering strong financial returns. Rather than waiting for regulatory pressure or speculative green premiums to shift the market, they see a path forward by investing in proven retrofits and energy improvements today, turning deferred maintenance into a catalyst for value creation.Targeting Real Estate Inefficiencies as OpportunitiesIn a market where many firms chase newer, stabilized properties for investment, Galvanize Real Estate sees potential in assets others overlook. Their sweet spot? Deferred capital that isn’t immediately visible to tenants—aging HVAC systems, poor insulation, and outdated building envelopes that quietly drive up operating costs. Addressing these issues effectively lowers expenses, improves tenant appeal, and enhances asset value, all without relying on speculative green premiums.Their current focus is on sectors like industrial facilities and low-density garden-style multifamily real estate, with selective plays in self-storage and student housing. Across all asset types, the common thread is clear: strong value-add opportunities paired with carbon-intensive utility grids, where decarbonization efforts can deliver both measurable environmental and financial gains.By targeting inefficiency at its root, Galvanize turns deferred maintenance from a liability into a scalable opportunity, closing the gap between sustainability goals and profitable investment outcomes.A Practical Playbook for Turning Inefficiency Into ValueTurning deferred maintenance into stronger asset performance doesn’t require breakthrough technology. Galvanize’s approach is refreshingly straightforward—start with proven, low-cost upgrades that deliver immediate operational benefits.Their practical decarbonization playbook follows a clear sequence:Reduce energy demand first through basic envelope improvements like window retrofits, added insulation, and rooftop coatings.Reassess building needs after efficiency upgrades to minimize the size and complexity of electrification projects.Introduce on-site renewables strategically, using solar or other clean energy systems only after optimizing the building’s baseline performance.Tailor every plan to the asset, relying on granular, site-specific analysis rather than applying a one-size-fits-all solution. In a market where many are pulling back from sustainability efforts, Galvanize continues to move aggressively, proving that the most innovative decarbonization strategies are often the simplest—and the most profitable.Authenticity in Action: Winning Where Others Pull BackCommercial real estate is facing a critical moment. As sustainability goals run into real-world market pressures, many firms are scaling back or hesitating to act. Galvanize Real Estate is taking a different path—leaning harder into execution, with structures built to keep decarbonization efforts moving forward even when the broader political environment shifts. At Galvanize, investment performance and emissions reductions are tied together from the start.
