   Building permits and any unauthorized-construction
   settlements verified against the actual property.

[ ] 3. TAX & UTILITY CLEARANCE
   ENFIA certificate and utility settlements confirmed -
   so debts never transfer to you.

[ ] 4. ENERGY CERTIFICATE
   Mandatory for every sale - and the honest read
   on running costs.

[ ] 5. TECHNICAL SURVEY
   Independent engineer's review of structure, moisture
   and systems. Essential for pre-1990 buildings.

[ ] 6. NOTARY CLOSING
   Contract, deed and registration handled end-to-end -
   in person or by power of attorney.
