‌‍‌Technik connects day-to-day building operations into a single intelligent system. Using wireless sensors and BMS/IoT integration, we apply an ‘On Demand’ methodology, equipment runs only when it is actually needed, without sacrificing comfort.

The challenge Brief

‌‍‌A commercial office occupier wanted an on-demand HVAC solution for their on-site gymnasium, so the basement AHU no longer had to run 24/7 to serve a space that sits empty most of the day.

‌‍‌The wider dilemma: offices rarely have in-house access to demand-strategy engineers. Technik bridges that gap, linking remote sensor specialists with the right application of IoT in the building.

The solution Approach

‌‍‌We paired IoT devices with the landlord’s BMS so plant operates only while the gym is genuinely in use.

‌‍‌A wireless network places indoor-air-quality sensors and presence indicators in the gym, local to the equipment. The same system can hand signals back to the landlord BMS, laying the groundwork for a building-wide demand strategy in the year ahead.

‌‍‌Sequence of operation

How the on-demand cycle runs

Detect presence

‌‍‌Wireless presence indicators in the gym confirm genuine occupancy.

engages after 2 min of activity

Confirm with air quality

‌‍‌When CO₂ also rises past 10% above ambient, demand is verified, not a false trigger.

CO₂ > ambient + 10%

Start the plant

‌‍‌A signal is sent to the landlord AHU and extract to start serving the gym.

signal → AHU & extract

Purge, then stand by

‌‍‌Once the gym empties, the system keeps running to clear the space, then returns to standby until next needed.

‌‍‌What mattered

Design considerations

‌‍‌Trending the incoming data so the team can forecast future savings with confidence.

‌‍‌Clean integration with the landlord BMS, the single factor this project hinged on.

‌‍‌A transparent design, so the system can be understood and maintained by others.

‌‍‌Outcomes

What it delivered

Investment

‌‍‌Delivered in 5 weeks for circa £6,000, the system pays for itself in roughly 4.5 months.

Sustainability

‌‍‌A concrete step toward the firm’s carbon-intensity targets and ISO 50001 objectives.

ISO 50001 aligned

Open protocol

‌‍‌Built only from open-protocol products, so the incumbent BMS company can maintain everything installed.

Next steps

‌‍‌Now being replicated for larger meeting rooms with dedicated AHUs and the main reception, ahead of extending the strategy across the remaining 100,000 sq ft of office space.

With today’s energy tariff changes, a system like this ensures we’re doing our utmost to keep energy expenditure stable.
